Situated on a hill at the end of a quaint little private road, 'Rooftops' is ideal for those looking for a truly memorable holiday. This chalet style house enjoys magnificent views above the rooftops towards Braunton Burrows, across the Estuary towards Appledore. The enclosed garden has spacious decked areas and a large sloped lawn with trees and mature shrubs, offering fantastic views, privacy and afternoon sun. North Devon's "Golden Coastline" and the beautiful, sandy beaches of Saunton Sands, Croyde, Putsborough and Woolacombe are only a few miles away.

Braunton has a thriving surf scene and appeals to all generations with trendy cafes, boutique style shops, museums, restaurants and pubs - accessible in only a few minutes straight into the heart of the village - You definitely have the best of both worlds!

PROPERTY

Hallway with plenty of storage and hooks for coats, shoes and bags. 

  • Bedroom One - Double bed, bedside tables, a wardrobe, chest of drawers with mirror and chair.

Shower room has a shower with dual soaker, WC, wash basin with mirror and shaver point.  

Living room with comfortable seating for eight surounding the cosy wood burner, shelving unit with a selection of books, DVDs and games. From an entertainment perspective; a flat screen smart LCD TV with freeview, DVD player and Netflix (subject to guest subscription)

Open plan kitchen diner has shaker kitchen units with a wooden work surface. Plenty of crockery and utensils, washing machine, dishwasher, Neff electric hob and oven, fridge freezer, microwave and toaster. For music lovers, a DAB radio - for wine lovers, a wine rack - and a large table, extendable to eight, makes a fantastic space for entertaining, with bifold doors opening onto the terrace and southerly views over the rooftops.  

FIRST FLOOR

A bespoke open plan white circular staircase presides over the diner leading upstairs.

  • Bedroom three - Twin zip and link beds (Request for superking) bedside table, wardrobe, chest of drawers, mirror and chair. Stunning views of over Braunton from the glass window in the apex, accessible from the gallery.
  • Master Bedroom - Double bed, bedside tables, wardrobe, chest of drawers with mirror and chair.  The velux balcony enables you to step out and enjoy the views of Braunton to their full potential.

The family bathroom has a bath and separate shower with dual soaker, WC, wash basin with mirror and shaver point.

 

OUTSIDE SPACE

Bifold doors lead onto the slate terrace, enclosed with a glass wall, large outdoor table and chairs. Steps take you down to the wrap around sloped garden, fully enclosed with mature shrubs, plum and pear trees, and mainly laid to lawn.

Decked area adjacent to the lawn ensures you fully enjoy chasing those final rays at the end of another amazing day. Coal Weber BBQ spells out relaxed evenings enjoying the night time view and twinkling lights of Appledore and Instow. 

Quiet patio, outdoor shower and private parking area for 3 cars.

 

Please note that 'Rooftops', and its parking, is accessed by a narrow lane which is suitable for medium sized cars or large cars with competent drivers.  Those travelling in larger vehicles may wish to avoid using this access and park slightly further away from the house on one of the quiet public roads nearby.

For us to comply with Health & Safety regulations all hot tubs are emptied, sanitised and re-filled with fresh water and chemicals before the commencement of every new holiday. Therefore, we are unable to provide any guarantees that the hot tub will be up to full working temperature until the morning after your arrival. 

Where possible our service providers will endeavour to prepare your hot tub in advance, Thank you.

Wonderful property, close to local amenities, beaches and attractions.

The house is dog friendly & completely dog secure with a fantastic large garden for both children & animals. The house is superbly well equipped & the owners have thought of everything you would need to make your stay comfortable & enjoyable. We hired in a hot tub which was set up on the sun deck - with the help of Rachel at Croyde Holidays (who was exceptionally helpful!). House was immaculately clean & very Covid safe.
The log burner is a fantastic asset & perfect to relax infront of to enjoy the wonderful views below. Ideal for families or couples wanting a bit more room. The kitchen has everything you need to cook & there are a handful of places that also deliver food to you.
Access to the house is down a narrow lane, we had a medium family car - if you take this steady & approach with caution this caused us no issues whatsoever.

It was just perfect for our needs.

Just wanted to say thank you for the lovely birthday treats you left for me at Rooftops!  It's been a rubbish year to have a 50th birthday but you made my much needed trip away with the family feel super special.  We had such a fantastic relaxing time at Rooftops.  What a beautiful house.  It was just perfect for our needs.  The weather was amazing as well so we had evenings on the decking playing cards with a nice glass of red.  Hope you and the family are doing well in these strange times.  PS: we'll be back to Rooftops
